Real Estate Glossary
Average Price: determining the cost of a home by totaling the cost of all houses sold in one area and dividing by the number of homes sold. Conversion Clause: a provision in some ARMs allowing it to change to a fixed-rate loan at some point during the term. Usually conversions are allowed at the end of the first adjustment period. At the time of the conversion, the new fixed rate is generally set at one of the rates then prevailing for fixed rate mortgages. There may be additional cost for this clause. Forbearance: a lender may decide not to take legal action when a borrower is late in making a payment. Usually this occurs when a borrower sets up a plan that both sides agree will bring overdue mortgage payments up to date. Interest Rate: the amount of interest charged on a monthly loan payment, expressed as a percentage.
