The Mortgage Appointment

What to bring to make the meeting go smoothly


The following checklist will help prepare you for your mortgage application interview. Of course, not all items may apply in your case. And, due to the unique nature of each transaction, your lender may request additional information not listed below. In order to expedite your loan, please supply all requested documentation in a timely manner.


  • Sales Contract and Addendums:
    Signed by buyers and sellers

  • Check for the Application Fee:
    Covers credit report and appraisal fee

  • Copy of the Earnest Money Check:
    If in excess of$1,000

  • Mortgage or rent history:
    Name and address of mortgage company currently financing any mortgage you may have. Year End Statement of Mortgage

  • Settlement Statement:
    On any real estate sold in the last two years

  • Outstanding Loans/Liabilities:
    Creditors' name, address, account numbers, monthly payments and balances

  • Income:
    One months current pays tubs showing gross monthly income
    Two years tax return and W2s

  • Employment Verification for Past Two Years:
    Address, contact person, position, salary and date of employment

  • Commissioned Income:
    Tax returns as well as year-to-date earnings for past two years

  • Self Employed:
    Two years sole proprietor, partnership or corporate tax returns, year-to-date
    Profit and Loss Statements and Balance Sheet

  • Bank Accounts:
    Name and address of bank, account numbers, estimated balances and last three months' bank statements

  • Additional Income:
    Certificate of Deposit number, current Social Security letter and tax returns to verify dividend/interest income


Other Items That May Be Required:


  • Divorce decree or separation papers if child support is declared as income.
    Copy of drivers license and Social Security card.

  • For houses still under construction:
    If available, bring a copy of the plans and specifications. For a VA loan: Bring your original Certificate of Eligibility. If you do not have one, bring your Form DD-214 (Report of Separation from Active Duty) or your most recent discharge or separation papers so that a Certificate can be ordered.

Real Estate Glossary

 
Stockholders' Equity: the sum of proceeds from the issuance of stock and retained earnings less amounts paid to repurchase common shares.
 
Three-way Switch : Electrical switches installed in pairs to allow a light or appliance to be controlled from to locations.
 
ARM: Adjustable Rate Mortgage; a mortgage loan subject to changes in interest rates; when rates change, ARM monthly payments increase or decrease at intervals determined by the lender; the change in monthly payment amount, however, is usually subject to a cap.
 
Soffit : The underside of a member such as a beam or arch, or of an eave, overhang, dropped ceiling, etc. (Same as bed board)
 
Batt : A precut section of insulation designed to fit between studs.
