Home Inspections Home inspections are a very important step in the buying process. A home inspection is performed after we have placed the property in contract and is paid for by the Buyer. The home inspector is an independent person, hired by you, to provide an objective opinion on the overall condition of the property and its components.
Although every Seller is supposed to provide a Residential Property Disclosure Form, it is very important to get a home inspection. Although the Seller might disclose any non-obvious defects with the property, there many be many problems with the house that would be difficult for a non-expert to identify. It is essential to have an experience home inspector give the house a thorough top-to-bottom examination.
The inspection must be completed within the time period specified in the contract. After completion of the home inspection, the Buyer has several options under the contract. You may ask the Seller to correct any serious conditions that may not have been known to you prior to the inspection or exit the contract if you are in good faith not satisfied with the condition of the property. Generally, this must be a serious condition, i.e. structural or mechanical.
The home inspection clause is not meant to be an escape clause from the contract because of a change of heart. It is intended to let the Buyer know if the home is structurally sound and if the primary mechanical and heating systems are in good working order.
